Unlike traditional MLI Standard financing, which requires only standard underwriting, MLI Select creates a points-based qualification system. Properties earn points across three distinct categories: affordability (rent restrictions), energy efficiency (certifications), and accessibility (barrier-free design). These points directly translate into more favorable financing terms.

How the MLI Select Points System Works
The MLI Select points calculator scores your property across three categories, with a maximum of 50 points available in each category for a total possible score of 150 points. A minimum of 50 points is required to qualify for MLI Select financing.
Category 1: Affordability (0-50 points)
Affordability points reward properties that commit to renting units below the Median Market Rent (MMR) threshold for your area. Properties with 100% of units at or below 80% MMR receive the full 50 points. Properties with at least one unit (but less than 100%) at the affordability threshold receive 30 points. This category is particularly appealing to purpose-built rental (PBR) developers and investors focused on middle-income housing.
Category 2: Energy Efficiency (0-50 points)
Energy efficiency points are based on third-party certifications. Properties with an EnerGuide label or ENERGY STAR certification receive 25 points. Buildings meeting Net Zero Ready or Passive House standards—representing leading-edge energy performance—receive the full 50 points. This category aligns with federal climate commitments and appeals to ESG-focused investors.
Category 3: Accessibility (0-50 points)
Accessibility points recognize properties that incorporate universal design and barrier-free features. Properties with 20% or more barrier-free or universally designed units receive 50 points. Those with 10-19% receive 25 points. Below 10% receives no points in this category. This supports inclusive housing and attracts investors in seniors housing and accessible rental market segments.
