Who we are
LendCity™ Mortgages is licensed to provide mortgages in Ontario under Mortgage Architects (FSRA licence #12728). We are the organization responsible for personal information collected through lendcity.ca and through our mortgage work. We arrange financing with third-party lenders; we are not ourselves the lender. Office: 4769 Wyandotte St. E., Windsor, Ontario N8Y 1H8. Privacy questions: team@lendcity.ca.
What we collect
When you contact us, book a strategy call, download a gated guide, use a calculator, or start an application, we may collect:
- Identity and contact details (name, email, phone)
- Property, income, liability, credit, and other financial information needed to assess or submit a mortgage
- Documents you upload (appraisals, rent rolls, operating statements, identification)
- Call, email, SMS, and form correspondence
- Technical data: pages viewed, device type, and bot-protection signals (Cloudflare Turnstile)
This website does not require a login. Some calculators and downloads ask for contact details before we send a result or a file.
How we use it
We use personal information to answer you, book and run strategy calls, estimate qualification, prepare and submit mortgage applications to lenders, meet record-keeping duties, operate and improve the site, and — where you have consented — send mortgage or market notes.
- We do not sell personal information.
- We do not use the contents of uploaded deal documents to train public AI models.
- Marketing email is sent only with consent under CASL. Every marketing message includes an unsubscribe path.
Calculators, documents, and AI
Inputs you type into a calculator may be stored in your browser (local storage) so you can return to a scenario. If you upload documents:
- Storage. Files are held with our cloud storage provider (Supabase).
- Extraction. Files may be sent to a third-party AI provider (today, xAI) to pull figures into a calculator. Extracted figures are estimates only.
- Review. Uploads may also be emailed to our team so an agent can look at the deal.
- CMHC tables. Some tools apply publicly available CMHC regional benchmarks. We do not send your personal information to CMHC unless you have a CMHC-insured application in process.
Calculator results are educational estimates. They are not an approval, a commitment, or advice.
Cookies and analytics
LendCity™ uses privacy-friendly, cookieless analytics (Cloudflare Web Analytics / Cloudflare Insights) for aggregate traffic — not to build advertising profiles. We do not use Google Analytics or ad pixels on this site.
- First-party local storage for calculator scenarios and site preferences
- Cookieless aggregate analytics (no cross-site advertising tracking)
- Third-party cookies only if you load an optional embed (for example the Google reviews widget, or YouTube if you play a video)
You can clear local storage and cookies in your browser settings. Embedded third-party content is subject to those providers' privacy policies.
Who we share it with
We share information as needed to arrange a mortgage and to run the firm:
- Lenders and mortgage insurers (including CMHC on insured files)
- Mortgage Architects, under whose licence we provide mortgages
- Appraisers, lawyers, and other professionals on the file
- Processors who host the site, CRM, calendar booking, email, storage, bot protection, and document extraction
- Authorities when the law requires it
Newton Velocity is a third-party application portal. Information you enter there is also handled under Velocity's terms and privacy policy.
Retention and security
Mortgage files are kept for the period required by mortgage rules and our record-keeping policy — at least as long as the regulator requires after a file funds, is declined, or is withdrawn. Form leads and calculator contacts are kept while we have a business reason or a legal duty to keep them.
We use HTTPS, access controls, and encrypted storage where our processors provide it. No method of transmission is perfectly secure. Some processors store or process data outside Canada (including the United States). By using the site or submitting a file you consent to that transfer, with contractual safeguards where they apply.
Your rights
Under PIPEDA you may request access to, and correction of, personal information we hold, and you may withdraw consent for uses that are not required to complete a file we are already obliged to keep. You may ask us to delete information we are not required to retain. Send requests to team@lendcity.ca. You may also complain to the Office of the Privacy Commissioner of Canada.
We do not knowingly collect personal information from anyone under 16 through this site.
