By using lendcity.ca, booking a strategy call, submitting a form, or asking us to work a mortgage file, you agree to these terms and our Privacy Policy. If you are acting for a company or partnership, you confirm you have authority to bind it. If you do not agree, do not use the site or our services.
Who we are
LendCity™ Mortgages is licensed to provide mortgages in Ontario under Mortgage Architects (FSRA licence #12728). We arrange residential, commercial, and investment financing with third-party lenders. Mortgage services
We work files in Canada and, where we have a path, in the United States and Mexico. A strategy call, calculator result, rate table, or pre-qualification discussion is not a commitment to lend, an approval, or a guarantee of terms. Only a lender can issue a commitment, and only on the conditions in that commitment.
Website and content
Articles, rate ranges, fee tables, and tools on this site are educational. They can change when programs, capital markets, or lender guidelines change. They are not legal, tax, or accounting advice. Confirm figures that matter to a deal with a licensed agent on our team.
Calculators and estimates
Calculators produce estimates from the inputs you enter and from public benchmarks (including CMHC regional figures where a tool uses them). Results can be wrong if inputs are incomplete or if program rules have moved. Do not treat a calculator output as an approval or as the last word on qualification.
Information you provide
You must give information that is accurate and complete for the purpose you are asking us to handle — a question, a booking, or a mortgage application. You authorize us to share that information with lenders, insurers (including CMHC where the file requires it), appraisers, lawyers, and other parties needed to arrange the financing, as described in our Privacy Policy. False or misleading information can end our work on the file and can affect a lender's decision.
Fees and compensation
Lenders may pay us when we arrange a mortgage. On some files you pay a brokerage fee. Typical ranges are published on our fee schedule; the fee that applies to your file is confirmed in writing before you authorize a full application. Third-party costs — appraisal, legal, title, lender fees, CMHC premiums — are separate and are charged by those parties.
Acceptable use
Use this site for lawful inquiry and for working a genuine mortgage or investment-financing matter. You may not scrape, overload, or attempt to break the site; submit malware; harvest other people's data; or use our forms to send spam. We may refuse, pause, or end a relationship if this clause is violated.
Intellectual property
The LendCity™ name, site design, calculators, and written content are ours (or our licensors'). You may not copy them to build a competing product or republish them as your own. You keep ownership of documents you upload; you grant us a limited licence to store and process them to run the tools and to work your file.
Third-party services
Booking, online applications, video embeds, reviews widgets, and document analysis run on third-party systems (including calendar booking, the Newton Velocity application portal, hosting, and AI extraction where you upload files). Their terms apply to those systems. We are not responsible for an outage or a change on a third-party service we do not control.
Limitation of liability
The site and our estimates are provided as is. Within the limits Ontario law allows, we disclaim implied warranties. We are not liable for indirect or consequential loss — a missed closing, a rate that moved, a lender decline, or reliance on an educational page or calculator. Our work on a file is subject to lender, insurer, and solicitor conditions we do not control.
Governing law and changes
These terms are governed by the laws of Ontario. Disputes are heard in the courts of Ontario. Personal information is handled under our Privacy Policy. We may update these terms by posting a new version on this page; continued use after the effective date is acceptance. Questions: team@lendcity.ca.
