Investment property rates carry a 0.10–0.50% premium over primary residence rates. Minimum 20% down payment required (CMHC insurance not available for investment properties). Rates vary by credit score, amortization, and property type.

Financing for apartment buildings and larger multi-family investments, including CMHC-insured options.

CMHC MLI rates require mortgage insurance premiums (not included in rate). Commercial rates depend on property NOI, location, and borrower experience. Terms typically 5–10 years.

DSCR & Cash-Flow Based Loans

Qualify based on property rental income instead of personal income. Ideal for self-employed investors and portfolio scaling.
