About the Data
PubRec provides open mortgage lien data sourced from public county records across the United States. It covers 151 million+ properties and includes details like the current lender, loan amount, interest rate, loan term, and maturity date. This is public record information β the same data available at your county recorder's office, aggregated into a searchable format.
For each property, you'll see all open mortgage liens including: the lender name, original principal amount, interest rate and type (fixed or adjustable), loan term, maturity date, mortgage position (1st, 2nd, etc.), loan type flags (purchase, refinance, HELOC, construction), monthly payment estimate, current balance estimate, and LTV ratio where available.
Mortgage data is sourced from public county records filed with local recorder offices. There can be a delay of several weeks to a few months between when a mortgage is recorded and when it appears in the database, depending on the county's recording speed and data processing timeline.
Using the Tool
Yes. The database covers properties across all 50 US states and the District of Columbia. Coverage is most comprehensive for single-family residential, multi-family, and condo properties. Some rural counties may have less complete data.
Real estate investors use mortgage search data to: identify properties with assumable loans, find owners with high equity who may be motivated sellers, research the financing structure on comparable properties, verify existing liens before making offers, and understand the lending landscape in a target market.
No. PubRec mortgage data covers US properties only. Canadian mortgage and title information is managed by provincial land title offices and is not included in this database. For Canadian financing questions, book a strategy call with our team.
