How this calculator works and what the Year-1 statement is for.

Proforma

A proforma is a forward-looking income and expense statement for a property. Lenders and investors use it to estimate NOI, cap rate, cash flow, and DSCR before making an offer or applying for financing.
The cash-flow tools estimate a handful of fields. This proforma lets you add and rename income and expense lines so the PDF looks like an actual operating statement — closer to what underwriters review.

Yes. Upload a T12, rent roll, or seller pro forma (PDF or Excel). The same AI pipeline used on the CMHC MLI calculator fills income and expense lines when they are visible. Always review taxes and insurance — those must not be double-counted.
No. Debt service is calculated from the financing block. Expense lines are operating only: taxes, insurance, utilities, repairs, admin. Management is a percent of effective gross income.
Year-1 NOI divided by annual P&I (Canadian semi-annual compounding). Conventional commercial lenders typically want 1.20x–1.30x. CMHC MLI Select (5+ units) sizes at 1.10x.
Use the market, not the seller’s 0%. Many Canadian 1–4 unit models start at 3–5%. Stabilized multifamily often uses the appraisal or CMHC local vacancy plus a small cushion — your broker will confirm for the program.
