A printable, gated checklist of borrower- and sponsor-side documents for a Canadian 5+ unit CMHC MLI acquisition, refinance, or construction takeout. It covers property, operations, entity, guarantors, and the extra items that show up on refinance and new construction.

Property & valuation 05

Borrower- and sponsor-side documents LendCity™ uses to underwrite a CMHC MLI file. Names are public-facing — not CMHC form numbers.

  • Appraisal

    Current appraisal with value, cap rate, suite mix, and market rent opinion.

  • Purchase and sale agreement

    For acquisitions — price, closing date, and any conditions.

  • Property tax bill

    Current municipal tax notice for the subject.

  • Insurance

    Building insurance binder or quote for the subject property.

  • Phase I environmental site assessment

    Required on 7+ unit files. Flag if missing on a larger building.

Operations & income 02
  • Rent roll

    Current unit-level rents, occupancy, and vacancies.

  • Operating statements (T12)

    Trailing twelve months plus history when available — taxes, insurance, utilities, vacancy.

Borrower, entity & guarantors 03
  • Entity documents

    Articles, ownership, and org chart for the borrowing entity.

  • Personal net worth (guarantors)

    PNW statement per guarantor. Use the LendCity™ spreadsheet.

  • Portfolio summary

    Properties owned, units, and existing debt at a glance.

If this is a refinance 01
  • Existing mortgage statement

    Current balance, lender, and remaining term at funding.

If this is new construction 01
  • Construction budget

    Hard/soft costs, contingency, suite layouts, and contracts or QS report when available.

Questions

Is this an official CMHC form?
No. It is LendCity™’s working document list for MLI Select and MLI Standard files. CMHC and the lender can still request more.
Do I need a Phase I environmental?
On 7+ unit files, plan on a Phase I ESA. Smaller buildings may still need one if use or history is messy — flag it early.
Does this work for MLI Standard as well as Select?
Yes. The property, income, entity, and guarantor pack is the same core. Select adds points evidence (affordability, energy, access) on a separate checklist.
