    IRD vs three-month interest

    Fixed-mortgage penalties are the greater of three months' interest or the interest-rate differential. We calculate both.

    Break-even month

    Interest saved over the new term has to clear penalty plus appraisal and legal. If it does not, stay or wait for maturity.

  • № 03

    80% LTV, uninsured

    Refinances need 20% equity. 5% down is a purchase path only. Switching at maturity has no lender penalty.

    Not a cash-out

    Rate-and-term keeps the balance roughly flat. Pulling cash is home-equity takeout — a separate Ontario page.

When the interest saved over the new term exceeds the penalty plus appraisal and legal costs. Fixed-mortgage penalties are the greater of 3 months' interest or the interest-rate differential (IRD) — we calculate both before recommending a break.
Lender penalty (see above), appraisal $350–$500, legal $800–$1,200, and discharge fees. At maturity there is no penalty to switch lenders.
No. Refinances require at least 20% equity (80% LTV max) and are uninsured. Purchases are the only path with 5% down.
