Lender Treatment

Many A-lenders ignore Airbnb-style income or haircut it heavily and underwrite as a long-term rental or on personal income only. Credit unions and alternative lenders vary. Never assume last year’s STR gross will be used at 100% — ask each lender before you bid.
Some accept projected STR income with market data; others force a long-term rent assumption that sizes a smaller loan. Program overlays change often. Confirm the rule for that property type and city before you rely on peak-season revenue.

Rules, Insurance & Operations

Licensing, principal-residence rules, night caps, and condo bylaws can kill the business plan overnight. Underwrite the legal use, not the listing photos. If the licence is not transferable or is capped, the purchase price should reflect a long-term rental exit.
Standard landlord policies often exclude short-term guests; lenders can require specific coverage as a condition. A claim denied for occupancy is a financing and equity problem. Get the insurance quote before you waive conditions.

Strategy

When occupancy, cleaning, platform fees, furniture, and utilities still leave more cash than a 12-month lease — and when the city still allows the use. Many deals look rich on gross and poor on net. Stress a 20–30% occupancy drop before you call it a winner.
