How DSCR Loans Work

A DSCR (debt service coverage ratio) loan sizes the mortgage from the property’s rental income versus the proposed payment, rather than from Canadian or US tax returns. Lenders still review down payment, reserves, credit or background, and property type. It is a US product set — it is not the same as a Canadian residential qualification.
Many programs look for about 1.0x or higher, meaning rent covers the mortgage payment on the lender’s formula. Stronger ratios often unlock better pricing or higher leverage. Thresholds vary by lender, short-term versus long-term rent, and loan size — ask for the formula, not only the headline number.

Foreign National Qualification

Yes. Foreign-national DSCR programs are built for non-US residents, including Canadians. Lenders focus on the asset, equity, reserves, and identity or background checks. US credit can help but is not always required; a thin or damaged Canadian file can still limit options.
Many DSCR lenders allow — or prefer — a US LLC borrower, sometimes with a personal guaranty. Others lend only in personal name. Entity, vesting, and title must match the commitment; changing structure mid-file causes delays. Confirm vesting with counsel and the lender before you open the LLC.

Property Types & Terms

Some lenders accept documented short-term rental income; others underwrite as if the property were a long-term rental. Program overlays change often. Confirm STR treatment, occupancy, and local rule checks before you rely on peak-season income to clear DSCR.
