Which payment matters
Contract payment versus the stress test
You pay the contract rate. Federally regulated lenders qualify many 1–4 unit files at a higher rate so the borrower still clears GDS/TDS if rates rise.
Contract payment
What leaves the account each month: P&I plus the tax and condo you entered.
Use this when you are modelling cash flow on a rental.
Pair it with the property cash-flow calculator if you also need cap rate and cash-on-cash.
High-ratio insurance, when estimated, is added to the loan — it raises P&I, it is not a separate monthly line.
Stress-test payment
Greater of contract + 2% or 5.25% (current B-20 floor). Used for qualification at most banks and credit unions.
Does not apply the same way to all alternative, private, or commercial DCR lenders.
A file can cash-flow on contract and still fail GDS/TDS on the stress-test payment.
